Welton’s history dates back 1000 years to the Viking/Dane invasion. William the Conqueror owned Lincoln and gave the parish to the bishop to endow six prebends which provided income to support six canons attached to the Cathedral, with the roads named Brickhall, Beckhall, Rivehall, Westhall, Painshall and Prebend Lane.
The old coach house, the Black Bull, is steeped in history and was well known as the local haunt of Guy Gibson and his Dambuster colleagues. Many reports over the years have been of inexplicable sounds believed to be of an unseen phantom walking up the 18 stairs to the restaurant, switching items to places they weren’t left!

New freedoms to support high streets and fast track delivery of schools and hospitals across England were announced on the 31st March 2021. The new rules, announced by Housing Secretary Robert Jenrick, state that new permitted development rights will allow unused commercial premises to be converted into homes via a fast-track prior approval package of measures designed to revitalise England's high streets and help them to adapt and thrive.

In this changing world of farming, there are new schemes which will raise practical issues for landlords and tenants. The ‘Retirement Scheme’, has been talked about for many years since Agenda 2000. The consultation process does not give us the scheme detail and that is what we will need to see to fully understand the implications for landlords and tenants. The recent Tenant Farmer’s Association survey of 360 tenant farmers indicated that 75% will consider retiring from their tenancies on introduction of the scheme. According to Rightmove data, the average house price in Lincoln was £191,960 last year, up by 9% on the previous year. Terraced properties sold for an average of £142,819, with semi-detached averaged at £178,964 and a detached property averaged at £283,471.
Lincolnshire saw an annual increase of 6% on the previous year. The average asking price in Lincolnshire is now £206,877.
Overall, the East Midlands saw an annual increase of 6% on the previous year. The average asking price in the East Midlands is now £234,467 against the national average of £321,064.

This is a new scheme to reward environmental land management. It aims to help improve biodiversity and create greener landscapes, promoting cleaner air and water and helping to protect against environmental risks such as climate change and flooding.
The Sustainable Farming Incentive scheme launches in 2022, but before its launch, it needs to be piloted during 2021 with farmers being paid to provide feedback to DEFRA. This is part of a process called ‘co-design’, which means working with farmers to make sure the scheme works in practice.
Applications for the first round of the pilot scheme need to be made by midnight on 11th April 2021.

Following the 2020 LEADER grant call for eligible rural businesses and organisations, Lincolnshire County Council have announced a further opportunity to support the rural economy.
LCC is launching a Rural Business Grant, developed by the Council to support existing rural businesses to purchase capital equipment that will help them respond to the challenging trading environment caused by COVID-19.
There will be a two stage application process with the Expression of Interest window open to applicants between 9am on 8 March 2021 and 6pm on 17 March 2021. The application window may close early, if LCC receive grant requests exceeding the amount of grant funding available.

Set to be introduced in autumn 2021 this new scheme will provide a new lease of life to Anaerobic Digestion for Biomethane Injection. This is the process of creating biogas through the digestion organic material such as crops and waste materials to be upgraded and injected directly into the national gas grid, helping to decarbonise the heat used in homes and businesses across the UK. Our work with Biomethane as a technology over the last 7 years in project management, feasibility, planning as well as significant experience of support schemes of this type and maintaining a close relationship with Ofgem, who are set to administer this scheme, means JHWalter are ideally situated to assist in the development of new projects of this kind. The new Green Homes Grant is a not to be missed opportunity both for home owners and for landlords. To receive the full £5000 voucher, improvements of £7,500 will be needed, which will cost the householder just £2,500.
In his recent statement the chancellor Rishi Sunak said: “…. I’m announcing today a new, £2 billion Green Homes Grant. From September, homeowners and landlords will be able to apply for vouchers to make their homes more energy efficient and create local jobs. The grants will cover at least two thirds of the cost, up to £5,000 per household. And for low income households, we’ll go even further with vouchers covering the full cost - up to £10,000.”
The full details of the scheme have not yet been released, but it is expected to assist with loft, floor and wall insulation, eco friendly boilers, heat pumps and double glazing.
The grant will be launched in September but those looking to take advantage of the grant would do well to plan ahead.
It is likely that contractors will quickly become very busy and unable to quote for work.
In some cases consent will need to be obtained before work can start particularly where you are looking to install double glazing in a house which is listed or in a conservation area.
With good energy efficiency becoming more important for home buyers and regulation tightening for landlords everyone should now consider how they can make the best of this new scheme.
